Spring Window and Door Repairs

The first signs of spring are just around the corner, and when warm days arrive, you’ll want to open the windows and doors to let the fresh air indoors. To fully enjoy the spring weather, take some time now to ensure your windows and doors are in good working order. Performing this seasonal maintenance will allow you to address any concerns and make necessary repairs.

  1. Clean frames and tracks. Excess debris can make windows and doors difficult to open, compromise their seals, and promote mold and mildew growth. Removing grime from tracks and dust from frames is essential to ensure windows and doors operate smoothly and efficiently.
  2. Assess sealants. Spring is also a good time to check on the caulking around windows and weatherstripping on doors. If they are broken, cracked, or missing, replace them promptly. This will help to prevent heat transfer, which is especially important in the summer.
  3. Check alignment. Inspect your windows and doors to make sure that they align within the frame. Look for gaps or use a level to ensure they are straight. Check how well they open and close; windows and doors that stick are often misaligned. In many cases, windows with gaps can be repaired to improve efficiency.
  4. Lubricate hardware. Next, thoroughly lubricate handles, locks, and hinges to ensure easy operation. A silicone or dry lubricant spray is often recommended, although it’s best to consult your owner’s manual or check online to determine the best lubricant for your doors and windows. If you find hardware that is broken or cracked, it can be repaired or replaced.
  5. Repair screens. If your windows and doors have screens with holes or tears, you may be able to repair the screen. This can easily be done with a few items from a hardware store. However, if the frame is rusted or warped, it may be time to replace the screen entirely.
  6. Inspect frames. Check your window and door frames both inside and outside of your house for rotting, warping, and water damage. These issues can lead to structural problems, decrease energy efficiency, and reduce security. Addressing frame issues early with professional repairs can help to prevent costly replacement in the future.
  7. Test for energy efficiency. Finally, assess whether your doors or windows are drafty. You can check for temperature differences by holding your hand along the edges of the window, passing a candle along the edges to look for flickering, or watching to see if the curtains move. While caulking and weatherstripping can help, major drafts may benefit more from a reglaze to restore energy efficiency.
