Replace or Repair? What To Do When Window Problems Arise

Windows are an essential part of your home: they regulate temperature, keep out noise, and provide a view of the outdoors. If one of your windows develops a problem, you can decide whether to repair, replace, or even reglaze it. Sometimes, a minor repair or reglaze can make your window as good as new, but purchasing a replacement window is the better choice in other cases. How do you know what to do? Here’s a list of common problems and the recommended solutions:

Difficulty Opening or Closing Windows: Repair/Replace
Structural problems often reveal themselves in the function of the window. A structural issue is likely if you are having trouble opening or closing your window or if it is warped or pulling away from the wall. Minor problems can be solved with a repair and new parts, while more significant problems may necessitate window replacement.

Condensation in the Windows: Reglaze
Fog that forms on the outside of the windows is okay, but when you see condensation inside the window frame between the panes, you know you have a problem. Interior condensation means that the window seal has been broken, and the window’s energy efficiency is compromised. Generally we can replace the glass and seal, or reglaze the window.

Damaged Casing: Repair/Replace
Rotting or damaged wood frames are not only an eye sore but can cause damage to your window pane if not fixed. Wood window frames are relatively easy to repair and can be completed quickly by a window professional, but severely damaged vinyl or aluminum frames will likely need replacing.

Drafty Windows: Reglaze/Replace
If you notice that your house is colder or hotter than usual or your monthly energy bills rise, check your windows. Drafts can occur due to a window’s age, improper installation, a broken seal, or several other reasons. If it’s a seal issue, a reglaze will solve the problem. Otherwise, it’s best to replace.  

Water Leak: Repair/Replace
Minor water leaks are often caused by worn-out caulking, improper flashing, or clogged drainage holes. A window professional can identify and repair these issues. Ongoing water leaks, however, can damage the frame and may ultimately lead to window replacement. 

Excessive Outdoor Noise: Replace
In addition to regulating temperature, windows prevent outdoor noises from entering the house. If you notice things are a little louder than usual, a gap around your windows may allow the sound to transfer inside your home. A new window can keep the noise down.

Broken Muntins or Mullions: Repair
Mullions separate multiple window panes, and muntins are the decorative dividers within a single window pane. If these pieces chip, peel, or break, they can be repaired so you can have a clear view outside.
